The West Lafayette map lists Capilano by the Lake, Capilano Estates and Capilano Highlands separately. Identifying the correct neighborhood is the first step before examining its build years, sizes and recorded sales.

The three Capilano records

Between October 2024 and October 2026, the three Capilano neighborhoods had 21 closed sales between them through the Indiana Regional MLS: 6 in Capilano by the Lake, 7 in Capilano Estates and 8 in Capilano Highlands. Each is a small sample, so each median below describes a handful of houses, not a neighborhood's value.

What the three lists say together

The build years run from 1966 in Capilano Highlands to 2004 in Capilano by the Lake, and the ranges overlap. A house in one can sell for more than a house in another, depending on size, condition and what has been updated. The name on the entrance tells a buyer roughly when the house was built.

It does not set the price.

A small sample, said plainly

Six or seven sales in two years is too few to describe what a neighborhood sells for, and nine is not much better. One unusual sale moves any of these medians. The comparable sales for a house in any Capilano will often have to come from the other two and from similar homes nearby, and each one adjusted by someone who has walked through the house.

For the long-time owner

For an owner considering a change, sale proceeds are one part of the decision. The current home's layout, maintenance needs and ability to support future plans also belong in a comparison of staying, renovating and moving.

What a sale would mean for your taxes belongs to your CPA. How the proceeds fit a retirement plan belongs to your financial adviser.

The West Lafayette neighborhood map shows all three Capilano neighborhoods among the others, each on its own terms, and the West Lafayette page covers the town. The Lifestyle Calibration page covers the stay, renovate or move decision.

This note is general. It is not an appraisal, and it is not tax or financial advice. What a specific house would bring depends on that house.
