Carmel is a city of about 105,000 people, among the Indiana cities above 100,000. It had 79,000 residents in 2010; the growth has accompanied changes to its road network, downtown and former rail line.
Carmel's housing snapshot
The figures below describe Carmel's residents and the July housing market in Clay Township, which contains the city. A seller still needs comparable sales for the particular home and neighborhood.
Why does Carmel have so many roundabouts?
Carmel has more than 160 roundabouts, more than any city in the United States, and the count is still rising. The engineering case is well documented: fewer serious crashes, less idling, and intersections that move more cars with less pavement. The livability case is the one a resident notices.
Traffic in Carmel keeps moving, and the roundabouts became the frame for the landscaping, the public art and the sense that the city was designed rather than accumulated.
A downtown built from the ground up
The Arts and Design District sits where Main Street crosses the Monon Trail, and it was created as a district, with galleries, restaurants and the bronze street figures that have become the city's signature. South of it, City Center and the Palladium extended the same intent. The Monon, a former rail line, runs through the middle of all of it and connects Carmel's neighborhoods to a downtown that most cities its size do not have.

What it means for a seller
A Carmel listing needs pricing and presentation suited to the particular property. A home near downtown, one on a wooded midcentury street and one on an estate lot require different comparable sales and descriptions.
