Fishers passed 100,000 residents in this decade. It was 76,794 at the 2010 Census and is estimated at 104,812 in 2025, and unlike most cities that grow that fast, it did so while deciding what kind of city it wanted to be.
A downtown where the railroad was
The Nickel Plate District is the answer to a question most fast-growing suburbs never ask: where is the center? Built along the old Nickel Plate rail corridor and designated a statewide cultural district, it holds the amphitheater, the Depot, the trail, the restaurants and the summer festival calendar. In November 2024 the Fishers Event Center opened beside it, a 7,500-seat arena that brought professional sports and touring shows to a city that a decade earlier had neither. Ball State University opened a Fishers center in the district the same month.
And a lake
On the city's southeast side, Geist Reservoir gives Fishers something rare in central Indiana: a 1,900-acre lake with waterfront neighborhoods, and since 2023, Geist Waterfront Park, a public beach and paddle launch. A family in Fishers can be on the water in the evening and in a downtown amphitheater the same night.

Two thirds of Fishers adults hold a degree, median household income is $130,203, and more than a quarter of residents are children, which is the signature of a city that families choose deliberately. Hamilton Southeastern Schools, which serves the city, is consistently rated among the top districts in Indiana. Three quarters of homes are owner-occupied, a high figure for a city that has added 28,000 people in fifteen years.
What did Fishers homes sell for in July 2026?
In Fall Creek Township, the July 2026 median sale price was $477,495, up 1.6 percent year over year, with 17 days from list to under contract and sellers receiving 97.3 percent of asking. A steady market rather than a spiking one, which is what a city of this size and age profile should produce.
What it means
Fishers is the best case on the Indianapolis to Greater Lafayette corridor for a buyer who wants a full-service city with a downtown, a lake and a top-tier district, at a median a family can reach. For a seller, the market rewards a house presented for the family buyer the numbers describe: school-aware, commute-aware and looking for the neighborhood as much as the house.
