Retirement from Purdue can change the demands on a home that was chosen around work and family routines. Comparing the cost of staying, changing the layout and buying elsewhere helps make the options concrete.

Comparing the housing options

Stay, renovate and move are three prices: what your house would bring, what the change would cost, and what the next house costs. On the West Lafayette map, 51 ranked neighborhoods recorded 812 closed sales between October 2024 and October 2026, and that record is where the first and third numbers start.

Where West Lafayette's medians fall

The map shades each ranked neighborhood by its median sale price in one of five bands. Of the 51:

  • Under $300K: 9 neighborhoods.
  • $300K to $400K: 20 neighborhoods.
  • $400K to $500K: 13 neighborhoods.
  • $500K to $600K: 5 neighborhoods.
  • $600K and up: 4 neighborhoods.

A median is the middle of many houses. It is not the price of yours. What a house brings comes from the few recent sales that look most like it.

If the answer is stay

To assess staying, consider upkeep, stairs, unused rooms and the distance from the people you want to see. A house that continues to meet those needs may remain a suitable choice after retirement.

If the answer is renovate

A renovation has both a cost and an intended use. Review the layout before selecting finishes, then obtain the information needed to compare the proposed work with the alternatives.

If the answer is move

The next house is either a resale or a new one, and they are different purchases. Five of the 51 ranked neighborhoods are tagged on the map as mostly new construction: Belle Terra, Three Meadows, Stonehenge Villas, The Preserves and Auburn Meadows. Two new neighborhoods with too few sales to rank, Millbrook and Wiggins Farm, sit at the bottom of the table under their own heading.

The map does not record how many floors a house has, and neither does this note. Renting for a season can provide time to learn the location before choosing a home.

What a sale would mean for your taxes belongs to your CPA. How the proceeds fit a retirement plan belongs to your financial adviser. How the next house is titled belongs to your attorney.

The notes on stay, renovate or move and on fixing it or pricing for it set out how the decision is made. Every ranked neighborhood is on the West Lafayette neighborhood map, each on its own terms, the West Lafayette page covers the town, and the Lifestyle Calibration page covers how the conversation starts.

This note is general. It is not an appraisal, and it is not tax, legal or financial advice. What a specific house would bring depends on that house.
