At a budget near $500,000 in West Lafayette, the recorded sales include both recently built homes and larger established properties. The useful comparison includes layout, condition and upkeep as well as the asking price.
The record near $500,000
Eight West Lafayette neighborhoods had a median sale within $25,000 of $500,000 between October 2024 and October 2026. At that price the typical house that sold ran from 1,893 square feet, built from 2022 on, to 3,402 square feet, built from 1979 to 1993.
What "right now" means here
This note is built on closed sales, because a sale is a price someone actually paid. An asking price is not. The record runs through October 2026. Where a neighborhood has homes for sale, they are on its card on the West Lafayette neighborhood map, with the date they were read.
Built in the last few years
- Belle Terra: median $491K from 31 sales, typical 1,893 square feet, built 2022 to 2026. The map tags it mostly new construction.
- Three Meadows: median $491K from 39 sales, typical 2,627 square feet, built 2019 to 2026. Also tagged mostly new construction.
- Provenance: median $525K from 20 sales, typical 2,138 square feet, built 2021 to 2026.
Built from the 1980s to the 2010s
- University Farm: median $502K from 30 sales, typical 2,814 square feet, built 1983 to 2003.
- Appleridge at the Orchard: median $490K from 6 sales, typical 2,954 square feet, built 2004 to 2019.
Neighborhoods whose Built column starts before 1980
- Capilano Estates: median $525K from 7 sales, typical 3,402 square feet, built 1979 to 1993.
- Capilano Highlands: median $487K from 8 sales, typical 3,201 square feet, built 1966 to 1989.
- Hills & Dales: median $520K from 6 sales, typical 2,780 square feet, built 1935 to 1956.
Four of the eight, Appleridge at the Orchard, Capilano Estates, Capilano Highlands and Hills & Dales, had fewer than ten sales. Those samples are small, and a single sale moves the median.
What the pattern says
At this price, the two smallest typical houses, in Belle Terra and Provenance, were also the newest, and the largest, in Capilano Estates, was built from 1979 to 1993. These differences need to be considered property by property. A newer house usually asks less of you in repairs for some years.
An older, larger one usually asks for updating and gives you room. Which side of that trade is right depends on how you live: the stairs, the yard, how much work you want to take on, and how long you plan to stay.
What this note does not answer
Whether $500,000 is the right budget is a question for your lender, not for me. What a particular house in any of these neighborhoods is worth depends on that house, not on its neighborhood's median.
Every one of these neighborhoods is on the West Lafayette neighborhood map, and the West Lafayette page covers the town.

This note is general. It is not an appraisal or lending advice. What a specific house would bring depends on that house.
