Five sales put Amberleigh Village at the map's minimum threshold for inclusion. The $457,500 median describes that small sample; the individual transactions need to be read before it becomes a reference for another home.

Amberleigh Village's small sample

Between October 2024 and October 2026, five homes in Amberleigh Village closed at a median of $457,500. Prices ran from $375,000 to $510,000.

The typical house was 2,576 square feet, and every house in the record was built between 2003 and 2007. None of the five was new construction.

Five sales is a small sample, and here is what that means

Say it plainly rather than dress it up. With five sales, the median is simply the third of five numbers. One unusual house, one estate sale, one renovation that went further than the others, and the middle number moves by tens of thousands. A fifty sale neighborhood absorbs an outlier.

This one cannot.

So $457,500 is a real figure and it is the right one to print, but it is not a valuation input on its own. What it does establish, and this is worth something, is the band the neighborhood trades in. Five sales across two years with no result below $375,000 and none above $510,000 tells a seller the neighborhood is not being read by the market as a $300,000 street or a $700,000 one.

What a tight build range does for you

Every house in this record went up inside five years. That is unusual and it is useful. It means the houses are broadly of one generation: similar framing, similar windows, similar mechanical systems reaching the same age at the same time. Buyers comparing two of them are comparing like with like, which makes condition and updates the thing that separates them rather than era.

It also means the whole neighborhood is arriving at the same maintenance decisions together. Roofs, furnaces and water heaters installed between 2003 and 2007 are at or past their expected service lives now. For a seller that cuts both ways: a buyer will look for it, and a house that has already had the work done has something concrete to show that the neighbors may not.

What to price off instead

With a record this thin, the comparable set has to be built outward: the five sales here first, then houses of similar age and size in other West Lafayette neighborhoods, chosen because they resemble the house rather than because they are nearby. That is ordinary appraisal practice and it is what a lender's appraiser will do anyway. A seller who knows it in advance does not get surprised by it.

The $457,500 median summarizes five sales. A home below the typical 2,576 square feet, or with different updates to systems from the 2003 to 2007 build period, requires its own comparison with the relevant properties.

What your house is worth, which comparables an appraiser would accept, and whether to do the roof before listing or price for it are decisions about a specific property. Valuation is its own piece of work. I will tell you where the record is thin, which it is here, and build the comparable set honestly rather than stopping at the five.

This note is general. It is not an appraisal. What a specific house would bring depends on that house.
