Thirteen of the 16 recorded Barrington Woods sales were homes built in 2024 or later. For a resale, the comparison needs to establish the features and terms of those transactions rather than rely on the neighborhood median alone.

Mostly new construction
The map tags Barrington Woods as mostly new construction. Thirteen of the 16 sales were homes built in 2024 or later. That means the median here mostly describes recently built houses, and probably first sales from a builder, rather than what owners got when they resold. The map does not record which was which.
Reselling next to the builder
An owner who sells while a builder is still selling nearby is priced against new houses. A buyer can choose a house nobody has lived in, sometimes with a choice of finishes and a builder warranty. The resale has to answer that with what the new house does not have yet: a finished yard, window coverings, a fence, and a move-in date that does not depend on a construction schedule.
The listing has to show those things plainly, because the buyer is comparing it to a model home.
How often a house comes up
The map sets 16 sales against 100 homes and puts it at about one home in 12 selling each year. The two counts come from different records, the MLS and the county, so treat that as a rough figure. Most of that pace is new construction, so it says little yet about how often owners resell.
For the owner deciding when
An owner can review how the house works after living in it for a few years. A layout change may address the concern; in other cases, staying as it is or moving may suit the household better.
What a sale a few years after buying would mean for your taxes belongs to your CPA. Whether a builder warranty transfers to a buyer is a question for the builder and the warranty documents.
