Provenance's recorded sales include 9 homes built in 2024 or later and 11 built from 2021 to 2023. Both groups contribute to the neighborhood median, so an individual resale needs a more specific comparison.

Provenance's sales snapshot

Between October 2024 and October 2026, 20 homes in Provenance closed through the Indiana Regional MLS, at a median of $525,000. The map gives the range as $465,000 to $649,000, and 9 of the 20 were homes built in 2024 or later.

What the numbers say

  • Closed sales: 20
  • Median sale: $525,000
  • Range: $465,000 to $649,000
  • Typical size: 2,138 square feet
  • Built: 2021 to 2026
  • Built in 2024 or later: 9 of the 20
  • Homes on the plat: 73, by Tippecanoe County parcel records

Two kinds of sale in one median

Nine of the 20 sales were homes built in 2024 or later. The other 11 were built from 2021 to 2023. A comparison for an individual home should examine its age, features and transaction details rather than assume the build-year groups establish the type of seller.

How often a house comes up

The map sets 20 sales against 73 homes and puts it at about one home in seven selling each year. The two counts come from different records, the MLS and the county, so treat that as a rough figure. Part of that pace is the neighborhood still being built.

For the owner selling a few years in

A house bought new a few years ago is competing with whatever the builder still has for sale. The builder offers choices and a warranty. You offer a house that is finished, with a yard grown in and a closing date that does not wait on construction.

What you paid for upgrades is not a number a buyer sees. Some come back in the price, some only as a faster sale, and I will tell you which before the price is set.

Whether a remaining builder warranty transfers to a buyer is a question for the builder and the warranty documents. What selling within a few years of buying would mean for your taxes belongs to your CPA.

The West Lafayette neighborhood map shows Provenance among the other neighborhoods, each on its own terms, and the West Lafayette page covers the town. The sellers page sets out how a listing is prepared.

This note is general. It is not an appraisal, and it is not tax or legal advice. What a specific house would bring depends on that house.
