The person in the model home works for the builder.

New construction, anywhere in Indiana.

On the neighborhood maps, 3,125 of the last 20,882 sales were houses built in 2024 or later. They sit in 155 of 776 neighborhoods. In the other 621, every sale was a resale.

The builder brings a sales team, a lender, a contract and a warranty department, and all of them work for the builder. Bring one person who works for you.

How a builder purchase runs

Most of the money in a new house is decided before the slab is poured. Most of the problems show up after the drywall.

Before the first model

Walk in with your agent

  • Name me on your first visit. Many builders will not add an agent later.
  • Pre-approval from your own lender, so the builder’s lender incentive is a quote you can compare
  • Pick the lot before the finishes. Orientation, slope and what backs up to it outlast every upgrade.
Before you sign

Read the builder’s contract

  • It is the builder’s own form, written for the builder
  • Who sets the completion date, and what happens when it slips
  • The options list priced against the base price. The gap is where the money is.
  • The warranty in writing: what is covered in year one, year two and year ten
Before you close

Inspect it twice

  • An independent inspection before drywall, while the framing, wiring and plumbing are still visible
  • A second inspection before the final walk
  • The punch list in writing, with dates
  • What is still coming around you: the next phase, the amenity, the road

Reading The Plan

A builder sells you a drawing. The finished house shows things the drawing hides: which bedroom shares a wall with the laundry, where the TV can actually go once the windows are in, how far it is from the garage door to the kitchen with an armful of groceries.

Twenty-five years in commercial interiors was mostly reading drawings before anything was built. On a new house, that is the part I am most useful for, and it is the part you cannot fix after closing.

A sale counts as new when the house was built in 2024 or later, so a 2024 house resold in 2026 counts too. “Mostly new” means new houses are at least half of that neighborhood’s sales. Neighborhoods with fewer than five sales are left off the maps. Updated October 19, 2026.
